Westfield Plaza Resurfacing

The Westfield Plaza is a 60,000 sq ft retail center along N Route 59 in Naperville, with roughly 12,000 sq ft of asphalt parking area spread across four bays. The property manager contacted Triple B Co. after two winters of freeze-thaw cycles left the original 2014 surface riddled with alligator cracking and failing drainage at the north entrance.

We proposed a phased mill-and-overlay approach — completing one bay per day so the grocery anchor and two inline tenants could maintain customer access throughout the work. Mobilization began on a Monday so the first phase would cure over the weekend, with striping coordinated to avoid the Saturday morning rush.

The mill removed approximately 1.5 inches of the deteriorated surface, which was hauled to the county-approved recycle yard. We then placed 2 inches of coarse-grain mix at the base course followed by 1 inch of fine-grain mix for the wearing course, all within a single day per phase to minimize heat loss and ensure proper compaction.

New striping included 6-inch white stall lines, 12-inch yellow aisle boundaries, cross-hatched fire lane markings, and four ADA-compliant accessible parking stalls with proper access aisles. All striping was applied with traffic-grade thermoplastic, not paint, for a minimum five-year service life.

The property manager was satisfied with the phased approach — the center never lost more than one bay at a time, and the finished surface was open to traffic the same day each phase was placed.
